Our condominium community was established in July 2006.  The first home was sold in April 2007; sixteen other homes were sold in that year.  In May 2008, two homeowners were appointed to serve on the Board of Directors, along with three representatives of the developer.  In November 2009, the Association, by agreeement with the developer, assumed responsibility for monthly assessment collection, bill paying, and accounting. In November 2010, a format for committees was established, board meetings were scheduled at regular intervals and minutes were recorded and distributed.  A management company was hired to manage funds.
 
On September 13, 2011, the Association voted nine new members to the board, all residents/owners.  In May 2016, the community adopted a revised Master Deed and Bylaws and is now governed by a seven-member Board, elected by eligible homeowners.  The Board of Directors sets the budget, approves expenditures and sets the policy for the community.  Board meetings are open to all residents, who may bring concerns directly to the Board at any time.  Members of the Board are elected each year for a three-year term of office.  Any member may choose to be elected for another term. 
 
Currently we have a CPA who collects our assessments and keeps records for all expenditures.  Signatures of both President and Treasurer are required for expenditures.  We have a reserve fund specifically set aside for future maintenance of common elements.  Contributions to this fund are based on a reserve study conducted periodically to determine age of assets and necessity of repair and/or replacement.
 
Our gated community is 15 acres fenced and consists of 54 units in 20 condominium buildings.  All units have been sold from the developer.   In addition to other features, each home is equipped with a fire suppression system which includes sprinklers in each room along with smoke detectors.
